Housing Valuation System and Rent Determination

The housing valuation system (WWS) determines the maximum rent in the regulated sector via points for floor area, facilities and WOZ value. Rent above the liberalisation threshold (€900 in 2024) falls in the free sector. Landlords may not arbitrarily add points; check via huurcheck.toeslagen.nl.

Upon increase, the rent must remain within the WWS. The Rent Committee revalues upon objection. Recent changes: extra points for sustainable insulation, but deduction for defects. Tenants can challenge affordability. In the transition sector, the WWS still applies. This system prevents excesses and provides transparency for all sectors.
