Service Costs in Short-Term Rental

Service costs (Article 7:259 DCC) include utilities, maintenance and homeowners' association contributions. In temporary contracts, these must be specified and collected in advance, with annual post-calculation.

Transparency Obligation

Landlords must provide an overview of expected costs. Tenants have the right to inspect the administration. In the absence of specification, a maximum of 80% may be advanced.

Settlement and Disputes

Surpluses must be refunded within six months. In case of shortfalls, the landlord may offset against rent. Disputes are referred to the Rent Tribunal; abuse leads to reduction.

Recent changes in 2023 prohibit 'all-in renting' without specification.
