Role of the Bailiff in Eviction

After an eviction order, the bailiff enforces the compulsory eviction. They set a new deadline, usually 14 days, within which you must vacate voluntarily. If this is ignored, eviction with police assistance follows. The landlord covers the costs but may recover them from you (Article 7:282 of the Dutch Civil Code). You will receive a writ of summons specifying the exact date and time. If you fail to vacate on time, you will lose access to the property and belongings. Tip: Arrange storage for your household effects with the landlord. Bailiffs may not use force but can replace locks. For vulnerable tenants (e.g., children, sick individuals), eviction may be postponed until 1 October. Verify the order for accuracy; errors may lead to suspension.
