Renovation Costs and Rent Impact

Renovation by landlords is permitted, but with the consent of tenants for 'major' works (improvement exceeding 15% of the WOZ value). Refusal leads to termination of the tenancy with relocation cost compensation. Costs are not directly passed on; rent increase follows via WOZ or quality improvement. Tenants have veto rights for unreasonable plans. In case of compulsory renovation, rent freeze applies until completion. Disputes go to the Rent Tribunal or court. Document everything: quotes and planning. Tenants can submit alternative proposals. For asbestos removal, no consent is required, but there is an information obligation. After renovation, the property is revalued, possibly with higher rent. This balancing mechanism encourages maintenance without disadvantaging tenants.
