As a tenant, you have specific rights and obligations during the final inspection of your rented property. You are required to return the property clean and in its original condition, excluding normal wear and tear, such as scratches on floors from regular use. According to Book 7, Article 7:231 of the Dutch Civil Code (BW), you must inform the landlord in a timely manner of the desired inspection date. Be present during the inspection to demand the signing of the inspection report; refuse to sign if it is incomplete. Take your own photos and videos as evidence. You are entitled to a copy of the inspection report and access to the initial inspection report for comparison. In case of disputes over damage, you may request a counter-expertise. The landlord may not claim new defects that were not listed in the initial inspection report. After signing, you have a seven-day cooling-off period to request corrections. Do not pay for wear and tear; this is legally the landlord's responsibility. In case of default, you may claim compensation for damages. Document everything in writing to strengthen your position in potential legal proceedings.
