Maintenance Obligation of Housing Corporation for Social Rental Housing

Housing corporations must keep social rental housing in good condition. Minor repairs (up to € 250) are the tenant's responsibility, but housing corporations are responsible for major maintenance such as roof, pipes, and painting. Report defects in writing via the reporting system; response time max. 14 days.

In case of non-compliance: Enforce rent reduction via the Rent Tribunal, up to 100% in case of uninhabitability. The Good Landlordship Act obliges housing corporations to carry out planned maintenance. Provide evidence with photos and inspection reports. This ties in with suitable allocation, as defects make a property unsuitable.
