Upon termination of the tenancy, landlords often offset the deposit against outstanding service costs. This must be done transparently and within one month after departure, with a specification. Unpaid service costs may exceed the advance amount by no more than the specified limit; otherwise, repayment with interest is required. Tenants should critically review the final settlement; no invoices, no offset. In case of dispute: the Huurcommissie or district court decides. Keep the key handover protocol and end-of-tenancy cleaning proof. Double deposit (monthly rent + service costs) is common with housing associations. Repayment via bank within fourteen days after agreement. In case of default, offset is permitted, but with proof. Civil Code Article 7:266 strictly regulates deadlines.
