Rent increases under the points system are subject to annual percentages set by the minister, plus an inflation adjustment. For 2024, the maximum increase for social housing is 5.4%. In the case of property improvements, such as new windows or a kitchen, a higher increase may be permitted, but only with the tenant's consent or approval from the Rent Tribunal. The new maximum is recalculated with adjusted points. Landlords must provide written notice at least two months before the reference date. Tenants may refuse the increase if it is disproportionate.
