Rent Price Determination in Temporary Rental Contracts

Even for short-term rentals, the rent price restriction under Article 7:249 of the Dutch Civil Code (BW) applies. The maximum rent price depends on the housing valuation system (WWS), with points for surface area, facilities and energy performance. Landlords may not charge excessive amounts.

Indexation and Adjustment

Annual rent increase is limited to the inflation rate plus 1% (Article 7:247 BW). For short-term contracts, adjustments must be notified in writing and in a timely manner. Tenants can object to the Rent Committee if the price exceeds the maximum.
