Rent Protection for Temporary Rental Agreements

Temporary rental agreements are subject to strict rent protection regulations. The maximum rent is determined by the housing valuation system (Article 7:245 of the Dutch Civil Code). Use the Rent Check tool on Rijksoverheid.nl to verify. If the rent exceeds the permitted amount, you may apply to the Rent Tribunal for a reduction within six months. For temporary agreements, there is no liberalisation threshold; all rental properties have been protected since 2016. Landlords may not demand excessive deposits (maximum of two months' rent). If the agreement is converted to an indefinite-term contract, the rent remains unchanged. Disputes: tenants often prevail in cases of excessive rents. Tip: include the point of entry for WOZ (Property Valuation) level. Housing corporations must ensure suitability. Practical examples: starter homes with hidden surcharges.
