According to Article 7:266 of the Dutch Civil Code (BW), the landlord must repay the deposit within one month after the end of the tenancy, minus any defects. Organise a joint inspection: check walls, floors and installations. Make a protocol with photos. In case of dispute: hire an independent inspector.

Tips: Clean thoroughly, repair minor damage yourself. For service costs: request a specification within six months. Dispute? Rental Committee or court. On average, 80% get the full deposit back with good preparation. Avoid hidden costs by documenting everything in writing.
